This isn't a review per say, but just an observation (rant?) Looking for a seasonal site for the OR to live out it's remaining years in our care, and have visited a handful of campsite that are the preferred maximum 2-3 hours away from our home, that offer seasonal rates. I have to say so far they have all looked run down or worst, like a shanty town, where folks build up so much permanent crap on their sites that it takes away from any "camping" experience. We were hoping to find a place on the Va/NC border in the Lake Gaston area, so that we would be close to our son, who now lives in Raleigh. Went to an Americacamp today, yuck.

To put things in perspective, we prefer state and COE camping parks, where one is in the woods. So my expectations are probably too high.

The best place I can think of right now, is Twin Pines on the Eastern Shore. We were there on one of the earlier East Coast rallies, and if I recall, the sites weren't that cluttered. Not close to NC, but I do love the Chickateage area, park and beach .Will have to go back and check it out again.

Are there any Virginia or North Carolinian owners out there who understand my pain and can refer a place? Not looking for a place where I have to buy property, just a yearly lease/fee.

Yes I feel your pain. From what I have been told by certain CG owners, Virginia is trying to stop people from staying long term in RV's all together. Unfortunately you are too far from me to stay at any of the places I know of. Hope you find a good spot. NC may be your best bet.

LOL, just my luck. Looking for a seasonal site and the politicians want to outlaw them. I remember reading on another forum a while back, at one time there was a fellow sitting on the board who oversaw the state parks, who owned a private park. Talk about a conflict of interest.

Ended up in one in Culpepper a few yrs ago. One of the worst we encountered . And we have been in 38 states and every province in Canada from East to West.

Some states are catching on the "full time" rv living as those of us who have done or are still full time rv living go to the states where there are no state taxes or personal property taxes. States have realized that they are out the monies and getting stricter with laws to rv parks and campgrounds in their state to keep folks from living this way.

Your issue in finding somewhere that is appealing will definitely be the norm from now own. The more we traveled we saw less than good places to park because of folks not maintaining their areas. The only way you would avoid this issue is the high end expensive "owner" resorts that have their own association fees and maintain the entire area for your fees.

There are still nice places out there but with folks that "never" leave for whatever reason they are making it hard for those of us that want an expensive, neat and clean place to be seasonal. Good Luck.

Another option to consider is camp hosting at COE and some state parks--
just a suggestion.

I just noticed your in VA beach. There is a place called Davis lakes in Suffolk that does seasonal sites. I have never been there but work with some people that have and they say it is really nice. We go to North River campground in Shawboro NC a lot. We really like it there and they allow people to stay long term.

Thanks. The day we went to Americamp, we were going to hit Davis Lakes on the way back, but it was storming in Suffolk so we came on home. Will plan on checking it out when we get a chance. Will also check out North River.

My wife called Tall Pines on the Eastern Shore, they are full, with an "extensive" waiting list.

When you look up North River, make sure and search North River campground, Shawboro NC, because there is also a Northwest River campground in Chesapeake but they don't do seasonal. Not even full hookup.

Hey John,
Davis Lakes is not bad..... but the seasonal sites aren't wooded. I was there recently and it looked like the long term sites were full. Folks there were very friendly and it was relatively quiet. We like Northwest River park, but no long stays. Can get a bit noisy there during the summer.

I called up Davis Lake and put my name on the waiting list, sight un-seen. Worst case, when I show up after (if) they call, I can always back out.

I work with a guy that stays there all the time. He said it is very nice and it looks it form their website. I don't think you will be disappointed. Hope they call and it works out for you.

Yeah when I talked to the person on the phone, she stated that the waiting list was not necessarily just chronological, but also depended on what site would fit a particular RV's needs. In others words, since our unit is only 30' long, and has one A/C, (we can get by with a 30 amp power supply), that will work to our advantage.
